As the first green high-rise in both Visayas and Mindanao, it was only fitting that the topping off was celebrated with the promise of keeping the planet clean with sustainable features to their ongoing projects and to future projects that Arthaland may develop in the future.

During the celebration, the executives of ArthaLand and the developers of the project each made a promise of how they can save the Earth through little things that they can do, may it be in their personal lives or in their daily schedules at work. ArthaLand campaigns of an eco-friendly lifestyle not just among the Cebuanos, but to everyone in the country through multiple projects with sustainable developments. “We don’t just talk about it, we do it,” says Jaime Gonzales, ArthaLand’s president. “When we decided to dedicate ourselves to developing sustainable properties, obviously we were thinking of how the market would receive it but it was also a commitment of the major shareholders to attend to the concern for the environment. We asked ourselves, if not now, when?” he adds.

The Cebu Exchange Project is one of the many projects by ArthaLand that takes pride in being a green high-rise building with sustainable facilities that was made up from the green leadership initiative or greenspiration as they call it. These eco-friendly facilities not only feature sustainability, it also promotes improving the productivity and the well-being of its tenants, as well as nurturing the community and the culture of Cebuanos. “That defines our philosophy. It’s not just about making money. We want to take care of the environment. We want to leave a legacy behind,” says Jaime.

“Real estate is the perfect industry for legacy. Saving the planet, creating bespoke developments that allow our clients to have a better lifestyle and work environment, and leaving something behind that will inspire our countrymen and future generations,” says Christopher Narciso, Arthaland’s executive vice president for business deployment. Cebu Exchange is expected to reach completion by 2021. By then, the project will be the biggest green office development in the Philippines that allows maximized operational efficiency for businesses but with lower day-to-day costs that provides healthier, more comfortable and more productive work environment for its tenants. Specifically, Cebu Exchange is built for investors who are leasing internationally and prioritizes resource efficiency, as well as the well-being of their employees. Ultimately, ArthaLand envisions Cebu Exchange to house a productive ecosystem of office technologies and amenities, mixed with various retail stores for a balances work-leisure environment for the tenants.

Cebu Exchange has been pre-certified for the LEED (Leadership in Energy and Environmental Design) program and is now on track for the BERDE (Buildings for Ecologically Responsive Design Excellence) program. “We are the only developer in the country today to register all our projects with both the U.S. Green Building Council and the Philippine Green Building Council,” says Leo Po, ArthaLand’s executive vice president. “Precisely because not only are we looking locally, we are also looking globally and we are bringing a world-class standard building to this wonderful city of ours,” he adds.

Cebu is one of the most prominent growth centers in the Philippines and is the foremost financial hub in the Southern Philippines. It has the country’s fastest-growing Central Business Districts with the government’s support of green building practices, and low vacancy rates among its supply of office spaces continuing to be a premier investment location.

ArthaLand and Arch Capital Management introduces The Cebu Exchange Building that will finally by 2021. The largest single-tower business ecosystem in the Philippines showcases world-class designs and features with flexible cuts to cater to all business needs. Cebu Exchange will also feature gracious amenities, numerous green elements, and leading-edge sustainable office technologies that improve and ensure resource efficiency for the building’s future locaters.

In a press gathering with Arthaland’s Executive Vice President Leo Po and Executive Vice President for Business Development Chris Narciso, they discussed more about the benefits for investors in Cebu Exchange and how this has been another goal for Arthaland.

“We believe the people will not only come from our local community, but also in the international community as well,” Leo highlights the features of the building necessary to locaters as an eco-friendly ensured environment.

Some of the resource-efficient design features include: the building’s materials’ low emission on recyclables and materials recovery facility, water recycling system, optimized building envelopes, a terrace garden with a sky park with improved indoor quality systems, and many more.

On the investment side, Chris discusses how investors would gain considering purchasing spaces are complicated with its processes.

““We are expecting both new and existing locators. In terms of leasing strategy, we will be very deliberate to ensure a healthy mix of retailers,” Chris said.

ArthaLand developed a solution called Consolidated Leasing, a system that is a hassle-free leasing service that eliminates the need for buyers to talk to multiple entities. It’s the first in the country that offers smaller, more price-accessible cut-up units for sale and also adds ease in collections and payments for both unit owners and tenants.

“With its many hurdles and challenges, no wonder no one’s done it before that we have to come up with a solution,” he adds.

Arthaland and Arch Capital Management have been awarded for multiple industry leadership and its development of high-quality and sustainable developments in all of Asia and still continues to take the lead in the real estate industry.

As soon as Cebu Exchange will rise, Cebu as well will emerge first as a leading and highly influential green building hub in the Philippines, creating a new green building ecosystems that attract new investors. Cebu is Fast-Becoming a Hub for Sustainable Developments https://zee.ph/cebu-sustainable-development/ https://zee.ph/cebu-sustainable-development/#comments Tue, 05 Jun 2018 08:08:34 +0000 http://res210.servconfig.com/~zee/?p=23259

Transitioning to become a culture that advocates sustainable design and technologies, and moreover, in pushing efforts towards environmental sensitivity, as well as making the country a globally attractive investment destination for both commerce and the real estate industry, Cebu is on its way to becoming a hub for sustainable developments in the Philippines.

The “Lunch and Learn” event last May 30, 2018, held in the Cebu Exchange Gallery, Cebu City, and hosted by Cebu Exchange by ArthaLand and ARCH Capital in partnership with the Urban Land Institute (ULI), focused on this very theme as part of their mission to promote and share green building practices in the Philippines.

Cebu presents more room to grow and is emerging as an attractive place for real estate developers to pursue brand new green investments. Moreover, it is also the fastest growing Central Business District in the Philippines, with enough help from the government’s support of green building practices, and low vacancy rates among its supply of office spaces.

One of the keynote speakers during the event, Raymond Rufino, Chairman of Urban Land Institute Philippine National Council and Chairman of the Philippine Green Building Council, shared that, trends on sustainable spaces and green buildings remain not only geared towards attracting investors, but mostly targets the improvement to the quality of life as well as move businesses forward.

Moreover, he adds that aside from the environment-friendly practices which reduce energy consumption and with air pollution-causing emissions, green buildings yield strong financial returns for owners and tenants of green and sustainable buildings.

Phillip Añonuevo, Director of Leechiu Property Consultants, Inc., also stressed that both the pubic and private sectors are preparing added infrastructure for the investments in real estate coming to Cebu including the Mactan Cebu International Terminal Building which is set to open next month with a capacity of around eight million passengers per year.

ArthaLand’s latest signature office tower, Cebu Exchange which is located in Salinas Drive, across Asiatown I.T. Park, Cebu City, is expected to change the workspace environment in Cebu’s foremost commercial hub. It is set to be one of the tallest spaces, and the biggest green building in the Philippines with a projected size of 109,000 square meters.

“ArthaLand is committed to delivering best-in-class and sustainable developments, that not only add to the bottom line, but also are visual assets to the city’s skyline”, Leo Po, Executive Vice President and Treasurer of ArthaLand Corporation, shares as he talks about the green developments.

Aside from its sustainability, the developments also take pride in their goal to create a beautiful and instantly identifiable architectural design, which would feature interlocking cubic volumes defining the tower’s crystalline massing and becoming an iconic addition to the Queen City of the South’s cityscape.

This shift to the “berde” side, advocating green buildings and other developments, poses a strong, emerging path to sustainable living, at the very heart of the city.
